What is the first step in starting the process of building a custom home?
The first step is applying for lending, which will determine the price point you qualify for and help guide your budgeting for both the property and the custom home.
How do I know if the property I want to purchase is buildable?
You should conduct a construction feasibility study to ensure the property is buildable. Factors such as access to sewer and water, the presence of wetlands, or environmental restrictions can impact the buildability.
What are some of the major factors that affect the cost of building a custom home?
Costs are influenced by site conditions (e.g., soil type, foundation requirements), materials chosen, and specific design plans. Custom features, such as the type of roofing or trim, also play a significant role.
Can you provide a cost estimate for building a home without completed plans?

Exceeded all expectations
Kaplan Homes Unlimited performed a major remodel of our vacation home on Blakely Island as well as a smaller remodel on our hangar/home including custom hangar doors. The work performed was of the highest quality and exceeded all our expectations. This was a complex project involving significant challenges during construction including logistics working on an island without ferry service. The major remodel was a virtual tear down and rebuild and involved every type of work including plumbing, wiring, home automation, custom windows and doors, custom garden with concrete beds, heating and ventilation, flooring, cabinets, etc. Nate was up to every challenge and we would recommend him without reservation to anyone who might ask.
Excellent subcontractor coordination
Contractor Nate Kaplan was willing, knowledgeable, and creatively fearless. He delivered both good and bad news with kindness and humor. He was accessible before, during and after the construction phases. His workers were respectful and hard working. Nate was very involved in the construction. His coordination of subcontractors was excellent. It was like a dance how they came and went. We did go over budget. Some of the design features were more time and labor consuming than we anticipated, but Nate also guided us to more economical solutions at times. We feel so fortunate to have had Nate for the building of our beautiful home.
